We offer a modification service that will work with you to adjust the construction drawings according to your specifications. This gives you a cost-efficient way to create your dream home. Typically, our home plan modification team can make the necessary changes for you. When you compete and submit the online modification request form, our team will provide a free modification quote for your desired changes before you purchase house plans.
Some of the most common home plan modifications are listed below:
- Adding or removing square footage
- Changing a foundation type (i.e., slab to crawl space)
- Modifying exterior elevations such as changing the exterior finish from siding to brick, adding dormers, etc.
- Adding a garage to a home without one
- Changing the location of a garage door (i.e., side to front)
- Moving basement stairs
- Adding or removing a fireplace, windows, or doors
- Converting 2x4 exterior wall framing to 2x6 wall framing
- Making modifications for handicap accessibility
- Adding a bonus room in the attic or over the garage
- Reversing a home plan (right reading reverse if it is not already available)
Some commonly requested changes that we cannot provide are listed below:
- Adapting or engineering the house plan to meet local building codes
- Creating a new house plan by combining two different house plans (due to copyright laws)
Please follow these easy steps to modify your house plan:
- Decide what changes you want to make to your house plan.
- Click on the “MODIFY THIS PLAN” link on the plan page for your desired house plan.
- Complete and submit the online modification request form to receive a free, no-obligation quote. Be as specific as possible when describing your changes. If the floor plan refers to the "breakfast nook", use "breakfast nook" in your description of changes. Provide detailed descriptions of your changes as if you are looking at the home plan from the front of the house. Use key words such as, "to the left", "towards the back", and "on the second floor". Provide dimensions or measurements when available. When referring to measurements running right to left on the floor plan use, "width." When referring to measurements running front to back, use “depth.” Finally, if you have a sketch or marked up floor plan illustrating your desired modifications, you can upload up to six images at the bottom of the request form.
- You will receive a free, no-obligation quote for your modifications by email within one to three business days. The quote will list the cost for your specified modifications plus the cost for the PDF or CAD file needed to legally change the original copyrighted house plan. NOTE: It is necessary to monitor your inbox and your junk/spam folder. Sometimes modification quotes will end up in your junk mail.
- Follow the instructions provided in your emailed quote to place your order for the PDF or CAD file, make payment for the quoted modification fee, and move forward with your desired changes.
- Approve the preliminary drawings/sketches of your specified changes if provided by the modification team. NOTE: Any extra modifications requested after your original changes have been submitted will incur additional charges.
- After receiving your approval of the preliminary drawings, the modification team will make your changes to the construction drawings. The modified house plans will be emailed directly to you upon completion.
Other Important Information:
- Our plans and modifications are drawn to meet national building codes. Our modification team cannot modify the plans to meet any specific, local building codes. We do not guarantee the revisions made by our team will meet your local building codes. It may be necessary that you hire a local engineer, architect, or another qualified design professional to review the modified construction drawings further to ensure they comply with your city, county, or state/provincial building codes.
- Our plans are not sealed or stamped by an engineer or architect.
- Cost estimates for modifications are valid for 30 days.
- All modification requests must be submitted in writing via the online modification request form. (Verbal requests are not accepted.)
