Designed for cost efficiency and the sake of saving land space, Two-Story house plans and other multi-level home plans such as story-and-a-half floor plans and home designs with lofts have plenty to offer in the way of livability, comfort and style. The home plans in this collection range in size and style covering everything from a simple two bedroom, one bath vacation house to an extravagant luxury home with five or more bedrooms and bathrooms. Moreover, nearly every architecture style is represented in this category including beach and coastal home plans, country designs, traditional floor plans and waterfront houses. The key with a two-story house plan is “building up,” stacking the levels and building them one on top of the other. When there is a need for greater square footage, yet lot restrictions limit the width or depth of the home, this type of home plan provides an opportunity to add a considerable amount of living space on the second level. In essence the square footage of a home built on a limited site could nearly double with a two-story home plan as compared to a single-level home built on the same lot. Two-story designs are also easier on the building budget requiring less foundation and roofing materials than a sprawling ranch home plan of the same square footage. These plans can also be quite accommodating when privacy and extra space are considered, ideal for a large or growing family. Some multi-level house plans provide peace and quiet to all the bedrooms by positioning them on the second floor away from the living areas. In other cases, the master bedroom may seek privacy from the children’s rooms. In this instance, some two-story home designs can satisfy this need by placing the master bedroom on the first floor and the secondary bedrooms on the upper level. For a growing family, these home plans often provide a solution to limited space. Many times, two-story homes offer additional or optional living space in the form of a second floor bonus room. For instance, a bonus room situated over the garage may be used for storage now and finished sometime later as a recreation room for older kids or perhaps another bedroom or a home office.
