Typically, Southern home floor plans are designed with two levels and range from a simple narrow lot design to an elegant estate. Size varies greatly from a one bedroom, one bath floor plan to a sophisticated layout or four or more bedrooms and baths. Perhaps one of the most recognizable features of Southern living house plans are their sweeping covered front porches lined with columns or their inviting wrap-around porches, perfect for outdoor living. Usually rectangular in shape, the exterior often features a gable roofline, small windows, dormers and a centrally located entry. The façade may be simple with little ornamentation or neatly detailed blending well in rural or suburban areas. While the exterior may be reminiscent of the past, the interior is thoroughly modern. The living areas are fashioned with spacious, free-flowing areas, volume ceilings and functional yet elegant amenities. Many floor plans incorporate several of today’s most popular design elements such as a main floor laundry room, kitchen island, built-in entertainment center and luxurious master bath. Frequently, two-story versions display a balcony at the top of the stairs and bedrooms are positioned for privacy on the upper floor. Providing comfort, convenience and a relaxed atmosphere found in houses with deep Southern roots, these designs plans can be built almost anywhere. Southern home plans are closely related to Colonial home plans and Country house plans.
