Plan Description

Stately covered porches welcome all who enter either unit of this two-story multifamily home plan. A convenient coat closet and seat stand ready at the entry. The elegant living room is warmed by a radiant fireplace and brightened with windows. The kitchen and dining area combine for a casual meal space and feature a meal-prep island with serving counter and a pantry. Hosting three bedrooms, the upper level offers privacy from the living areas. Two secondary bedrooms share a hall bathroom. Consists of one copy of the construction drawing and a copyright release granting legal permission to change the designer's original copyrighted house plan and reproduce it for construction. Blueprints are typically printed on erasable vellum or bond paper. Note: Reproducible masters printed on bond paper will require the use of White Out. Note: Some of our designers require customers to sign and return a licensing agreement before the plans are shipped.		$1,705.00
CAD File
Complete construction drawing in electronic format for use by design professionals to make substantial changes to the blueprint. Comes with a copyright release granting legal permission to change the designer's original copyrighted house plan and reproduce it for construction. Some CAD files can be emailed, while others must be shipped on a CD. Note: Some of our designers require customers to sign and return a licensing agreement before the plans are emailed or shipped.		$2,250.00
PDF File (Best Value)
Electronic file of the construction drawing delivered by email to the customer usually within 24-48 hours of purchasing (during regular business hours.) Includes a copyright release to print the blueprints needed for construction. Copies can be printed on 8 1/2" x 11" sheets right from your computer or take the file to a blueprint shop and print full sized house plans for construction. Saves time and shipping costs. Mirror Reverse
Mirror reverse house plans are the mirror image of the home plan, which flips the floor plan from left to right with the text appearing backwards just as if you were looking in a mirror. The mirror reverse floor plan serves as a visual aid showing the layout of the home the way you plan to build it and also shows correct door swings. It is recommended to only order one or two sets of your house plan package with the mirror reverse option and order the rest of the sets as correct or right reading plans. At least three sets in the plan package MUST be right reading plans. 		$15.00
Material List
A general listing of the quantities and sizes of materials needed for construction of your home. This tool aids your builder in the estimating process. Note: A material list cannot be sold without the simultaneous or prior purchase of a construction blueprint package. 		$100.00
2x6 Version
One-time surcharge. All sets of home plans in your blueprint package will be sent to you with 2x6 wall framing providing higher energy efficiency by offering thicker walls for extra insulation. 		$150.00
